Who It's For

Four practices, one shared vocabulary.

The credential is built for the people whose work lives between a borrower and a capital source — or who run capital themselves.

// broker

Commercial Brokers

Get more files fundable on the first submission. Read sponsor strength before you pitch the deal to a desk.

// advisor

Capital Advisors

Defend your structure choices with named signals. Show borrowers the math behind the recommendation.

// mortgage

Mortgage Advisors

Translate investor scenarios into the language DSCR and bridge desks underwrite in, before sending the file.

// sponsor

Direct Sponsors

Score your own deals before you take them to market. Catch the weak signal that would kill the LOI in week three.

The Curriculum

Five modules. Same order as the engine.

The course mirrors the five passes the engine runs. By the time you finish module five, you can run a deal through the framework in your head — and explain every step to a borrower or a lender.

MODULE 01

Foundations of Underwriting Language

~2 hrs · self-paced · intake quiz

What lenders actually underwrite to, what they politely ignore, and where the gap between borrower narrative and lender comprehension shows up. The vocabulary every later module is built on.

  • The five signals every lender checks first — in order
  • Why ‘a strong sponsor’ isn't a complete sentence
  • Translating borrower-side language into capital-source language
MODULE 02

Reading the Scores

~3 hrs · with live case files

How each of the six metrics is calculated, what inputs move it most, and how to read a scored deal sheet without missing the signal underneath the headline grade.

  • Decomposing a Sponsor Strength Rating in 60 seconds
  • Funding Probability Index: what's driving an 82 vs. a 74
  • Stabilization Risk: why a low score isn't always good news
MODULE 03

Defending the Grade

~3 hrs · structured drills

When a borrower asks ‘why is my deal a B−?’ or a lender asks ‘why an A− not an A?’, you need an answer in two sentences. This module teaches the answer pattern for every grade in the system.

  • The two-sentence defense for any grade
  • Pushback patterns: when lenders question a score
  • Borrower coaching: how to deliver a B− without losing the client
MODULE 04

Packaging for Capital

~3 hrs · with template files

The artifact pass — how the lender-ready package is assembled, what goes on the first page, and why the order matters. The single document that gets read on the desk in the first 90 seconds.

  • The one-page summary: the only page most lenders read
  • Sources & uses tables that don't get questioned
  • Capital fit lists: ranked, not exhaustive
MODULE 05

Practicum & Capstone

~3 hrs · live capstone deal

You run a real (or supplied) deal through the entire engine, from scenario to lender-ready package. A senior reviewer grades the output and walks you through every score they would have set differently.

  • Full pipeline on a live or supplied scenario
  • One-on-one review with a senior reviewer
  • Practitioner grade (A–F) and feedback notes
